Proposed New Housing
The planning permission we are seeking in Spring 2024 will be for the masterplan as a whole and will not cover detailed proposals for the new housing. We will be working with a housebuilder to develop the detailed proposals for the new housing.
However, we will be submitting a Deign Guide for the masterplan as part of the planning application in Spring 2024. This will set out the principles or rules which all the new housing must and should meet. This way we can make sure all of the environmental improvements and new housing will improve the wider neighbourhood.

Housing mix
The proposal is for new housing which is a mix of size and type. There will also be some new housing built for people with a variety of needs, from large family housing to older people and wheelchair users.
The proposal is also for a mix of tenures – some new homes for sale and some new homes built for Maryhill Housing Association to let.
All of the housing must be tenure blind. This means that all the new homes for rent and for sale will be built to the same quality and will look similar, e.g. with the same materials used like bricks and roof coverings.

The proposal is that the maximum height for all new housing is three storeys.

Parking
The proposal is that cycle parking for two bikes must be provided for each new home.
The proposal is that there must be at least one parking space for each new home. These would be located in parking bays.

Play
The proposal is to include play spaces within the masterplan.
These play spaces must be well connected by safe walking routes. They must also include lighting so that they can be used during the winter.

Waste and recycling
The proposal is that storage for four bins must be available for each house.
The proposal is that bin storage must be at the rear of the new houses, or in screened areas.
Guiding principles
The Design guide sets out the following guiding principles for the design of any new housing.
Principle 1: An integrated new neighbourhood
The new housing should tie into the existing housing and suit its setting.
Principle 2: A distinctive urban location
The design of the new housing should draw on the best designs for new and old housing in Glasgow
Principle 3: An approach that takes account of views
The design of the new housing should make sure new and existing residents benefit from the great views out to the hills
Principle 4: A robust and sensible choice of materials
The new housing needs to be carefully designed to maximise daylight and cope with Glasgow rain!
Principle 5: A sustainable new neighbourhood
The new homes should be as energy efficient as possible to keep fuel bills low.
