    The currently vacant site is north-west of Glasgow City Centre, south of Maryhill Road and adjacent to Maryhill Locks. It benefits from a prime location between the Forth & Clyde Canal and the River Kelvin, presenting opportunities to connect into the existing established path network and also enhance views both to and from the site.

    The current context comprises various residential developments ranging from two to three storey houses and four storey flatted blocks. The exception to this is the 19 storey post-war housing block, 76 Collina Street, which sits on the apex of the hill.

    Historically the site comprised of linear tenement blocks, since demolished, with two roads running east-west. It was set within an industrial landscape with the Glasgow Central Rail Line to the south-west and the canal to the north, both facilitating travel and movement of goods produced in Glasgow.  The waterway heritage of the canal is a significant feature of the site, contributing to the identity of the area. There are a various Listed Buildings within the area such as the former Maryhill Public Baths on Burnhouse Street and several aqueducts along the canal. The closest Listed Building to the site is the Whitehouse Inn next to the pedestrian footbridge from Maryhill Road, and the canal itself is a Scheduled Monument.

Emerging Proposals

Below are the emerging ideas and designs. Please read through and leave your comments at the end.

Redevelopment of the site presents an opportunity to create vibrant residential neighbourhoods with safe and inclusive spaces. The proposed masterplan is split into four distinct quadrants:

1. Canal to north
2. Collina Street / Niven Street to central east
3. Collina Street / Stirrat Street to central west
4. Kelvin River flats to south

There is a mixture of flatted blocks and lower storey housing throughout the site to provide a diverse range of homes and spaces. Scale and massing has been considered to respond appropriately to the existing residential context.

Historic street edges are redefined on Collina Street and Stirrat Street, continuing the urban form and pattern of the existing context. Both the canal and street frontages are activated with new homes, providing overlooking and passive surveillance. Strong north-south and east-west routes are created, encouraging permeability through the site and connecting to existing path networks along the River Kelvin, the canal and across the pedestrian footbridge to Maryhill Road. A generous central green space is created, tapering from north to south to draw people in and out the site.

The placement of buildings and open green spaces have been carefully considered to enhance these routes and provide passive surveillance. Flatted blocks have elegant chamfers carved from the massing to define external landscaping spaces and provide wayfinding throughout the site. There is opportunity for a variety of green spaces across the site, allowing for potential amenity space and informal play areas. 100% car parking provision is targeted throughout, with a mixture of in-curtilage spaces and parking courts.

    • 3 storey townhouses responding to existing residential context on canal.
    • Both Collina St and the canal are activated.

    • Massing increases in height from east to west, stepping up to 6 storeys to respond to the existing tower block.

    • Flatted block overlooking generous south-facing park space.
    • 2 storey terrace housing continued along Collina St.
    • 2 storey semi-detached housing on Stirrat St in response to challenging levels.
    • Central loop road continued to provide servicing and car parking access.
    • Embrace and enhance existing roundabout.
    • Opportunities for tiered seating and landscaping.
  • Character Area 4: River Kelvin

    • 4 storey flatted block extended along Stirrat St to continue existing street edge.
    • Block comprises wheelchair accessible/ adaptable flats.
    • Located at lowest part of site for accessibility purposes.
    • Existing stairs between Stirrat St and roundabout on Niven St retained.
    • Potential for allotments with landscaping.

    Proposals will contribute to the activation of the canal and connect into established pedestrian networks. The initial massing will be developed further along with evolving the facade treatment and materiality.
